Pad Residential Letting Services
Wondering how much rent to charge? Wonder no more! We offer a free property valuation, providing you with clarity when it comes to rental charges.
We’ll utilise our extensive range of marketing tools to promote your property. We’ll add it to our website, as well as listings on all the major property search engines.
Once the requests come flooding in, we’ll accompany each prospective tenant to the property for a viewing. We’ll answer any questions they have about the property or the area
We handle all the referencing and vetting of prospective tenants so you don’t have to. We ensure that the tenant is suitable and has the affordability to stay in your apartment
Tenant Deposit Services
We’ll set-up payment from the tenant to you, including obtaining the first months rent up front and securing the deposit. All deposits are protected under the DPS scheme.
We’ll collate a detailed list of everything within the apartment, including its current state. This is shared with the Landlord and the Tenant, so we can check any changes when the Tenant leaves the property.
Utility Company Notification
When a new tenant is found, we’ll notify the local authorities and relevant utility companies to inform them of the change in tenancy.
Before a tenancy expires, we’ll get in touch with the tenant to understand their situation and if they would like to renew. If they do, we’ll sort out the paperwork. Nothing needed from you at all!
We want to ensure that a tenant is keeping the property in good condition. That’s why we’ll arrange visits, just to check the state of the property on your behalf.
We’ll handle all communication and questions from the tenant. If anything requires your approval, we’ll get in touch.
Should a tenant raise an issue, or should we spot an issue during our checks, we’ll raise this with you. Once approved, our building manager can arrange for the issue to be fixed.
