We can arrange this for you for £105 + VAT, or you can arrange for your own firm to do this. With current legislation, there is no choice in this matter and they must be done. The good news though is that they last for ten years. We are currently going through all our lettings to make sure all of them have an EPC in place. Pad are pleased to let you know we are able to manage a maintenance issue for you, even though we do not manage you property. Please be aware this is subject to a supervision fee. You will also need to instruct us personally as we cannot take the instruction from your tenant.

We wanted you to inform you that inspections are now to conducted on periodic basis. We will undertake additional inspections if a tenant is in arrears, reports problems within the apartment, if we have reports back from contractors or random sample of other apartments to ensure other apartments are checked. The reason for this change in frequency is that we do not have many issues or problems with the majority of tenants. This should no way affect our day to day service and will in fact release resources to help with customer care and responsiveness if a tenant has an urgent requirement. ELECTRICAL SAFETY CHECKS AND PORTABLE APPLIANCE TESTS
Whilst such tests are not currently law, we do recommend that, as part of good practice, you periodically carry out tests on all electric appliances, plugs and appropriate items.
The pricing on this at present is: P.A.T would be dependent on how many appliances there are, but is generally £3.00 per appliance and a £40 call out. To do a full periodic test would be £90 + VAT.
